Meet Lisa Petrini of Asurent Property Management

Today we’d like to introduce you to Lisa Petrini.

Hi Lisa, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
I got started doing property management after seeing a need in the valley. There were many complaints I would hear from friends about how badly they were treated as tenants. Well, we have all rented before at some point in our lives so I thought there was room for improvement in the valley. On the opposite side, my family is full of real estate investors who have used property managers in the past. Often times I’ve seen money left on the table, properties destroyed, and managers who do nothing yet take a fee. In 2015 I launched Asurent Property Management and have been growing ever since. I think the key to my success in all this is being able to adapt to people’s individual situations and assist where I can.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
It has not been a smooth road! There is so much to learn when dealing with Property Management. Covid was no help!! Tenant laws are constantly changing which makes it challenging not only to keep up with all the laws but to also keep the Owners informed and educated.

We’ve been impressed with Asurent Property Management, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
I am the Owner of Asurent. We manage single-family homes from Ashland to Grants Pass. We focus on single-family homes for long-term stays and vacation rentals. We pride ourselves on continued education and learning while adapting to the specific needs of our Owners and Tenants. Some of my key Differentiators are; Management Owner Dashboard all services are online and easily accessible, Active vs Passive Property Management, Property to Premium, Great Customer Service, Three-Day Onsite Maintenance, and Maximum Property Exposure. I am most proud of the way the Owners have confidence in us to take care of their property for them. We receive great reviews from Owners and Tenants. We are also known to give tenants full security deposit back after moving out. That is unheard of in the valley. I want your readers to know we put their property first in all decisions we make. We take care of it as if it were our own.

In terms of your work and the industry, what are some of the changes you are expecting to see over the next five to ten years?
It’s hard to tell in a market like this. Rates are going up which makes it hard for tenants to be able to buy ultimately keeping them in rentals. Owners want the most for their rental and some are asking ridiculous amounts for rent. What I would like to see is Tenants being held more accountable for the damages they cause to the properties. Many times the “companion” animals, which we can not take a security deposit for, cause thousands of dollars in damage. Tenants need to know this and simply be more responsible for them.

  • Management Fee 10% monthly rent
  • Management Fee 20% for vacation rentals
  • Tenant placement 1/2 months rent
