Today we’d like to introduce you to Libby Morin And Megan Kling.
Hi Libby Morin and Megan Kling, so excited to have you with us today. What can you tell us about your story?
St. Augustine Beach Villas started from a shared love of this area and a desire to create places we’d actually want to stay in ourselves. We’re two local families and neighbors who teamed up to build something that feels a little more personal and design-forward than your typical vacation rental. We bought our first property together in 2021 and renovated the first two villas with the goal of creating a clean, modern beach stay just one block from the ocean.
From the beginning, we wanted the spaces to feel intentional, with details that felt elevated but still relaxed. A lot of our inspiration came from places we’ve stayed while traveling and the details that made those spaces feel comfortable and effortless. We all came into this with experience from past renovations, Megan brought her background in marketing and design, Gabe, a lifelong St. Augustine local and Realtor, helped guide the deal and purchasing side, and Libby and Kyle brought their entrepreneurial experience and strong business background. A couple of years later, when the property next door went up for sale, it felt like the perfect next step. We finished that renovation in late 2023, and now we have four villas that are all just steps from each other.
Upon completion of renovations, Megan and Libby have since taken reins of all operations and grown the business, shaping every part of the brand with their shared vision, creativity, and entrepreneurial spirit.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Definitely not completely smooth. Any time you’re renovating properties and running a hospitality business, there are going to be surprises. There were construction delays, budget overruns, design decisions, and all the usual things that come with renovations. Then once guests start arriving, it becomes a whole different kind of work, managing turnovers, maintenance, communication, and all the behind-the-scenes details that people never really see. We’ve also been building this while raising families, running other businesses and juggling a lot of moving parts in everyday life. But honestly, some of that has shaped the business in a good way. It’s made us more thoughtful, more resourceful, and more focused on creating a great experience from start to finish.

Gabe and Megan Kling offer a full-service real estate experience in St. Augustine, Florida. Gabe is a full-time Realtor® and licensed broker who was born and raised here, so real estate and St. Augustine have always been a big part of their life and work. Megan brings a design-forward perspective that helps buyers and sellers see the full potential of a home. Together, they’ve renovated homes, invested locally, built businesses in St. Augustine, and are raising their three boys here.
Kyle and Libby Morin:
Serial entrepreneurs and St Augustine Beach residents Kyle and Libby Morin moved from the rocky shores of New Hampshire seven years ago, ready to trade long winters for sunshine. They are co-owners of St. Augustine Beach Villas in addition to several other real estate based businesses. Before the move, Libby spent more than 10 years as a Navy civilian in the public relations office, where she developed a strong passion for connecting with people. That same passion now plays a big role in helping guests and clients feel welcome and cared for.
What do you like and dislike about the city?
We feel really fortunate to own and run The Villas in St. Augustine, a place we truly love. While it’s taken a lot of hard work to get here, we never lose sight of how lucky we are to be able to create and share something special in this community.
