Hi KEVIN, so excited to have you with us today. What can you tell us about your story?
My journey into real estate started from a desire to create more stability and long-term opportunities for myself and my family. Like many people, I began by learning as much as I could about investing, cash flow, and building assets that could grow over time.
Professionally, I come from a technology background, which helped me approach real estate from a systems and problem-solving perspective. Over time, I became increasingly interested in the housing challenges many people face, especially in growing cities like Jacksonville, where affordability and access to quality housing can be a real concern.
That led me to start IKAN LLC, a real estate investment company focused on creating practical and scalable housing solutions. I became particularly interested in shared housing models, which allow working individuals to access clean, affordable living spaces while also creating sustainable returns as a business.
Since then, I’ve been focused on identifying opportunities, improving properties, and structuring them in a way that balances both tenant needs and long-term investment goals. Each project has been a learning experience—from acquisition and renovation to operations and tenant management—and has helped refine my approach.
Today, I continue to grow IKAN LLC with a focus on affordability, efficiency, and impact. My goal is not just to invest in properties, but to contribute to solving a real need in the community while building something that can scale over time.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
It definitely hasn’t been a completely smooth road. Like many people getting into real estate, one of the biggest challenges early on was access to capital and understanding how to structure deals in a way that made sense long-term. There’s a learning curve that comes with acquisitions, financing, and renovations, and each step comes with its own risks.
Another challenge has been balancing real estate with a full-time professional career. Building something on the side requires discipline, time management, and the ability to make decisions under pressure, especially when unexpected issues come up with properties or tenants.
On the operational side, managing renovations and contractors has also been a learning experience. Timelines don’t always go as planned, costs can shift, and it takes time to build a reliable team you can trust. Each project has required problem-solving and adaptability.
Additionally, working within a shared housing model brings its own unique challenges. You have to think carefully about layout, tenant compatibility, and maintaining a high standard of living for multiple occupants in one property. It’s not just about acquiring a property—it’s about creating a system that works for everyone involved.
That said, each challenge has helped refine my approach. I’ve become more intentional about deal selection, more structured in how I manage projects, and more focused on building systems that can scale. The obstacles have been part of the process, and they’ve ultimately made the business stronger.

Can you talk to us about how you think about risk?
I don’t view risk as something to avoid, but rather something to understand and manage. In real estate, every opportunity comes with uncertainty, so my approach has always been to take calculated risks rather than impulsive ones.
One of the biggest risks I’ve taken is stepping into real estate while balancing a full-time professional career. There’s both financial and operational responsibility involved, especially when acquiring and improving properties, and early on I had to make decisions without having complete information. That experience pushed me to become more disciplined in how I evaluate opportunities.
Over time, I’ve gained exposure to different rental strategies, including traditional long-term rentals, short-term rentals, and house hacking. Each approach came with its own risks and learning curves, and that experience helped me better understand how to assess both upside and downside scenarios. It ultimately led me to focus more intentionally on shared housing as a model that balances scalability with risk management.
Today, I approach risk with a strong emphasis on preparation and structure. I analyze deals carefully, consider worst-case scenarios, and build in buffers where possible—whether that’s in renovation budgets, financing, or operational planning. I’m comfortable taking risks when the fundamentals make sense, but I prioritize sustainability and long-term performance over short-term gains.
Overall, I’d describe myself as a disciplined risk-taker—someone who is willing to move forward when the opportunity is right, but always with a clear understanding of the risks involved and how to manage them.
