Today we’d like to introduce you to Jody Caputo.
Hi Jody, so excited to have you with us today. What can you tell us about your story?
My Real Estate journey started with getting licensed in 1988 in Maryland. I moved on several years later to get my Brokers license in North Carolina and eventually landed in Florida, getting licensed here in 2008. My desire to get into this field was because I knew I could make a positive difference and not just be “any Agent.”
Through building my business on relationships, I’ve been a consistent six figure producer for years now. I felt if I focused on my Buyers and Sellers first and foremost, the money would follow. No amount of money can buy the feeling I get when I’ve found the perfect home for my Buyers or handling all aspects of a sale for my Sellers and hearing them say “We couldn’t have done this without you!”
I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
The road has been anything but easy but it’s also been a very rewarding one. My initial struggle was coming out of a divorce and not having the funds to pay for leads or market myself and having to be a sole provider.
The Real Estate game has changed so much over the years and there is so much liability to be cautious of. Our forms are being updated continually, rules are becoming more strict and we have a high volume of new Agents getting licensed each month. Many are not being trained by their Brokers so in many transactions, we are not only doing our job but having to guide them all through the transaction as well.
Appreciate you sharing that. What else should we know about what you do?
I specialize in Residential Real Estate, working with Buyers and Sellers. I’m well respected among my peers and am known for great communication, negotiating, being a problem solver and thinking outside the box. I go above and beyond to help my Buyers and Sellers beyond the transactional paperwork and Realtor duties. Whether it’s helping to clean, pack boxes, pulling weeds, mopping floors, checking a vacant house after showings, helping find movers, overseeing Contractors, etc., they know they can count on me. I like to think of myself as their concierge!
I’m also an Artist and have done paintings and murals for Clients. I feel my creative side is helpful in helping them choose color schemes, etc.
What was your favorite childhood memory?
My favorite memory is of my Parents who taught me to always do the right thing, even when no one is looking. Their treasure was quality time with family and that has stayed with me as I help many families into homes, knowing they will create many happy memories in them. Our favorite time of year was Christmas and decorating a live, 12 ft. tree so naturally when I’m viewing homes, I look for where the tree will go at Christmas!
On one particular occasion, I was showing a home to a family with three young boys who were looking out at their waterfront backyard and talking about all the things they could do if they lived there. That really hit home for me, thinking of my happy childhood memories and knowing I would be graced with an opportunity to play a part in making that happen for someone else.
