Meet Dawn Niermann

Today we’d like to introduce you to Dawn Niermann.

Hi Dawn, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstories with our readers?
Started in Real Estate in 2009 right as the housing bubble popped and everyone else was leaving the real estate industry. After a couple of years in the industry, I started working more with investors and learned quite a lot about real estate investment. I took that knowledge and became a real estate investor myself. I opened my own brokerage in 2019 just in time for COVID. I really should work on my timing. But, I have really enjoyed owning my own brokerage and I am continuing to learn more about the industry every day.”

Can you talk to us a bit about the challenges and lessons you’ve learned along the way? Looking back would you say it’s been easy or smooth in retrospect?
When I first entered Real Estate it was devastating for people that had to sell. Most homeowners were upside down in value and there were short sales and foreclosures. Homes sat on the market for months prior to selling. I learned to be more creative and aggressive in my marketing of properties and to negotiate with the banks to protect my clients during a short sale and the following year on their taxes. Now the market is so competitive it can be frustrating for your clients and yourself when trying to buy a home. You really need to be able to write a competitive offer and try and understand what the seller is looking for so you can negotiate for your client.

We’ve been impressed with Florida Life Realty and Inv., LLC, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
Florida Life Realty and Inv., LLC is a full-service real estate brokerage that is also investor-friendly. We work with investors and are investors ourselves. We offer an MLS Only/Flat Fee service for our clients. For $399, they can have their property listed in the MLS and save themselves from having to pay a listing agent commission. If they bring their own buyer they potentially can save the buyers commission also. We provide Dotloop for e-signing, forms, a showing desk for appointments, and automatically market to 1000s websites. The market is competitive for investors too. They are buying higher, rehab and build costs are higher so this gives them the ability to save thousands of dollars. Since we are a full-service brokerage if at any time they wish to transition to have an agent represent them we can do that.

We provide the service in North Florida, St. Augustine, and will be expanding into the Orlando area soon.

What quality or characteristic do you feel is most important to your success?
Ability to think outside the box. When negotiating you sometimes need to come at it from different angles to get closer to what your client wants.
