Today we’d like to introduce you to R Conner Dowling.
Hi R Conner, thanks for joining us today. We’d love for you to start by introducing yourself.
Open City Architecture grew out of a desire to slow things down and pay closer attention — to place, to people, and to the quiet details that shape everyday life.
My path into architecture wasn’t driven by spectacle or scale, but by an early fascination with how buildings hold memory and create meaning over time. I was drawn to creating work that felt beautifully grounded and was mentored to understand that great architecture responds carefully to its environment and is shaped as much by listening as by drawing. That sensibility followed me from St. Augustine to Miami, through Paris, then over a decade designing schools and community spaces in the Pacific Northwest, but I increasingly felt the pull toward more intimate, design-focused work.
I founded Open City Architecture to provide my community with those original values: thoughtful collaboration, material honesty, and deep respect for context. Starting small kept the studio agile and hands-on, fostering close relationships with clients and craftspeople. Each project became an opportunity to explore balance — between rigor and intuition, structure and landscape, ambition and restraint.
Today, the practice is rooted in Northeast Florida, a region defined by subtle landscapes, shifting light, coastal conditions, and layered architectural history. Our work responds directly to these forces, embracing site-specific design as a starting point rather than a constraint. Whether working within St. Augustine’s historic fabric or along coastal and rural sites, we approach each project as a conversation with its surroundings — climate, topography, material culture, and the rhythms of daily life.
For me, success isn’t measured by size or speed, but by how thoughtfully a building belongs to its place. The goal is architecture that feels inevitable rather than imposed — spaces that are quietly expressive, regionally grounded, and capable of aging with grace alongside the landscapes and communities they serve.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Good communication is both an ongoing challenge and one of the most rewarding aspects of practice. Every project and client brings a unique set of needs, expectations, and ways of working. Building trust through open, honest dialogue isn’t something that happens automatically — it requires patience, clarity, and genuine listening. That work of understanding and being understood shapes everything that follows.
The construction process presents its own set of challenges, particularly when it comes to executing thoughtful design within real budget constraints. We stay involved through construction administration on all our projects — not standard for many smaller practices, but essential to how we work. Being present during construction allows us to problem-solve in real time, adapt to unforeseen conditions, and maintain design intent as the work unfolds.
We also establish clear communication guidelines and expectations with contractors from the outset. The best outcomes happen when everyone — architect, client, contractor — functions as a collaborative team rather than adversaries protecting territory. When challenges arise, and they always do, that alignment makes it possible to find solutions that serve the project rather than just one party’s interests.
Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
Open City Architecture is a full-service design studio working across residential, commercial, institutional, and civic projects throughout Northeast Florida and beyond. We’re selective about the work we pursue — not by project type or scale, but by alignment with our core values: strong design that enhances lives and creates beauty, thoughtful service to our community, and a grounded but open approach that balances rigor with experimentation.
What sets us apart is the depth of experience across our entire team. Collectively, we bring decades of work on projects ranging from high-rise towers and innovation campuses to intimate residential commissions and community spaces. That breadth allows us to approach each project with a unique vision informed by what we’ve learned at different scales and in different contexts. We’re not repeating a formula — we’re bringing genuine design thinking and adaptability to every situation.
We’re also hands-on in ways that many firms aren’t, particularly during construction. We stay deeply involved through construction administration on all our projects, which means we’re problem-solving in real time, maintaining design intent, and building strong collaborative relationships with contractors and craftspeople. Communication and dedication don’t end when drawings are complete — they intensify.
Right now, we’re working on projects that reflect the range and ambition of the practice: a new climbing gym in Jacksonville for Stone Climbing, unique residential projects around St. Augustine, new park structures for the City of St. Augustine, and community-focused work like the Council on Aging project. Recently, we even designed and built a set in New York for a stand-up comedian. Each one is an opportunity to explore balance — between innovation and context, utility and beauty, ambition and restraint.
We’re growing, but intentionally. We want to remain agile enough to give every project and every client the attention they deserve, while building a team capable of taking on more complex and meaningful work. Success for us isn’t about volume — it’s about consistently executing projects to the highest level, bringing professionalism and creativity in equal measure, and contributing thoughtfully to the places and communities we serve.
We offer full architectural services from concept through construction, working across residential, commercial, institutional, and civic projects. Our expertise includes new construction, adaptive reuse, historic renovations, and site-specific design — always with hands-on involvement and a commitment to seeing projects through to completion.
What does success mean to you?
Success is when the design process itself becomes collaborative and generative — when clients feel genuinely involved and excited, when contractors bring their best ideas to the table, and when our team is learning and growing through the work. It’s also about the outcome: spaces that enhance people’s lives, contribute positively to their communities, and feel right in their context. If a building serves its purpose beautifully, endures well over time, and the people involved in making it happen felt respected and inspired along the way — that’s a successful project.
For the firm, success means building something sustainable and meaningful. It’s about creating a practice where we can take on projects that add real value to the communities where we work — spaces that become part of the fabric of daily life and leave a positive legacy. Success is also nurturing a strong, talented team that’s challenged and supported, where diverse experience and perspectives come together around shared values. Ultimately, it’s about doing work we’re proud of, with people we respect, in places we care about — and building a practice that can continue doing that well into the future.
