Hidden Gems: Meet Tim Horvath of Bold City Commercial Real Estate

Today we’d like to introduce you to Tim Horvath.

Hi Tim, so excited to have you with us today. What can you tell us about your story?
I’m a Jacksonville native through and through, so I’ve always cared a lot about this city and the direction it’s heading. My career actually started in healthcare—I earned my Doctorate as a Nurse Anesthetist and spent years in the operating room and trauma settings. That work teaches you a lot about staying calm under pressure and making thoughtful decisions, which ended up translating surprisingly well into real estate.

Long before I ever had a brokerage, I was an investor. I started buying residential properties, learning the ropes, making mistakes, figuring things out the hard way—and I loved every bit of it. Eventually, I moved into commercial real estate, and that’s when everything clicked. I realized I could help local businesses get the space they needed, improve existing buildings, and contribute to the city’s growth in a hands-on way.

That investing background is actually what led me to start Bold City Commercial Real Estate and Bold City Property Management. I wanted a company that treated clients the way I wanted to be treated as an owner: transparent, responsive, and genuinely invested in the property’s long-term success. What started as me buying a few buildings has grown into a full commercial brokerage and management operation serving clients across Northeast Florida.

On top of that, I serve on the Neptune Beach City Council, which has given me an even deeper appreciation for how responsible development and good planning can shape a community.

At the end of the day, my story is pretty simple: I’m a local guy who cares about this area, built my way up as an investor, and now gets to help others grow right alongside the city I grew up in. It’s been an unconventional path, but it’s one I wouldn’t change.

I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
Definitely not a smooth road—but I think that’s true for anyone who builds something from scratch. I started out as an investor before I ever had a brokerage, so a lot of my early education came from doing deals the hard way. I bought properties that needed more work than I expected, dealt with tricky tenants, underestimated expenses, and learned firsthand what bad property management looks like. Those lessons were expensive, but they were also the foundation for everything I do today.

Balancing two careers was another big challenge. Working full-time as a Nurse Anesthetist—especially in trauma and high-pressure surgical settings—while trying to grow a real estate business on the side forced me to be extremely disciplined. There were plenty of nights and weekends spent touring properties, answering tenant calls, or working on deals in between hospital shifts. But I knew where I wanted to go, so I stayed committed.

Then there’s the reality of commercial real estate itself. It’s a relationship-driven business, and early on it can feel like you’re knocking on a lot of doors without getting many answers. I had to earn trust, learn the market deeply, and build a reputation from the ground up. That doesn’t happen overnight.

Even today, as our company has grown, there are new challenges—scaling systems, hiring the right people, navigating changing market conditions, and balancing my role as a business owner with my responsibility as a city council member. None of it is simple.

But every challenge has pushed me to grow. The bumps in the road are what shaped my approach to ownership, management, and client service. If everything had been smooth, I probably wouldn’t be as good at what I do now.

Alright, so let’s switch gears a bit and talk business. What should we know?
Bold City Commercial Real Estate and Bold City Property Management were built with a pretty simple mission: treat every property like it’s our own. That mindset came from my years as an investor before I ever launched a brokerage. I saw firsthand what good management looks like… and what bad management costs. So when I created Bold City, I built the company I always wished I’d had as an owner.

Today, we specialize in commercial property management, investment sales, and helping business owners find the right space to grow. We work across the Jacksonville and Northeast Florida market, and a big part of our reputation comes from being relationship-driven and extremely hands-on. Clients don’t get lost in a corporate maze — they get a team that actually knows their buildings, their tenants, and their goals.

What sets us apart is our ownership mindset. We don’t just collect rents and send reports. We think like investors: How do we increase value? How can we control expenses? Do we have the right tenants? What improvements will matter five years from now? That long-term approach is why so many of our clients come to us after experiencing frustration with larger, more transactional firms.

I’m also proud of the brand we’ve built. Bold City represents a blend of local pride, professionalism, and forward thinking. We’re not the biggest firm in town — and that’s intentional. We’re boutique by design so we can move quickly, give personalized attention, and stay deeply connected to the market. And because we invest in properties ourselves, we’re operating in the same trenches as our clients. That builds a lot of trust.

What do you like best about our city? What do you like least?
What I love most about Jacksonville is the people and the potential. As a native, I feel incredibly fortunate to be born into a city like this — a place that’s now recognized as a ‘Super Nova’ city. Jacksonville is already a great place to live and work, but what makes it truly special is the moment we’re in right now.

We’re watching the city step into its next chapter, and being part of that growth is a rare opportunity that most people around the world will never experience in their lifetime. It’s exciting to help shape that future, whether through real estate, community involvement, or public service. Being able to contribute to the city I grew up in is something I don’t take for granted.”

The thing I like least about the city is how spread out the city is. This is a blessing and a curse for the city. From the perspective of logistics though this is not a highlight.
